Sequoyah Hills Homes for Sale

Named after the Cherokee scholar Sequoyah, responsible for the development of the Cherokee syllabary, Sequoyah Hills is home to some of the most prestigious homes in Knoxville. Located on a peninsula less than 2 miles from the University of Tennessee’s main campus, it overlooks the banks of the Tennessee River. Initially developed in the 1920’s as one of Knoxville’s first suburbs, many of the homes were designed by famed architects such as Charles I. Barber and Francis Keally, among others.  It was originally advertised as a utopian getaway where Knoxville’s elite could escape from the ills of congested city life. The area was added to the National Register of Historic Places (NRHP) in 1979.

Sequoyah Hills peninsula lies in a bend of the Tennessee River known as Looney’s Bend. The area is generally hilly with 10-to-15-foot bluffs, rising above the shoreline along most of the neighborhood’s southern edge.  The land gradually slopes upward from the bluff reaching approximately 40 feet above the river, giving these gorgeous homes along the upper slopes sweeping views of the river.

Sequoyah Hills Park and Greenway is a beautiful park featuring three sport fields, wide open meadows, a playground and exercise yard and two waterway accesses to the Tennessee River. It has a 2.7-mile soft surfaced greenway which runs down the center of the scenic tree-lined Cherokee Boulevard. A 1.3-mile nature trail skirts the banks of the river surrounded by mature trees and water features. Bicyclists, runners, and walkers are attracted to this peaceful park, and multiple races for these activities are held here. Residents share in the excitement of the races by dressing up and cheering on the participants. The park connects to Talahi Park, Whitlow-Logan Park, Third Creek Greenway and the Tennessee River.

Nearby there is ample shopping at local stores such as Blaire House Antiques, Bearden Beer Market, M S McClellan and Co. and the Southern Market. There’s plenty of dining available with fantastic restaurants such as Long’s Drug Store, Gus’s Fried Chicken, Emma’s Southern Kitchen, Dead End Barbecue, and Buttermilk Sky Pie Company.

This special community is famed for its landscaped gardens and tree lined streets. Centuries-old oaks and other hardwood species form a seasonally changing canopy over the native dogwoods, redbuds, crepe myrtles, rhododendrons, and azaleas. Formal gardens are sprinkled throughout the area and some are open to the public during Knoxville’s Dogwood Arts Festival in April.  Great pride is taken to create gardens to showcase the flowering shrubs, trees and exquisite flowers.

As of May 2021, homes in this sought-after area ranged from $315,000 to $5,400,000, with an average sales price of $850,000, with an average sold price per square foot of $236. In 2020, a total of 71 homes were sold.
